The Steering Committee is supported by BLL departmental champions who engage in various company forums. Our advocacy structure extends to inviting experts to our Steering Committee, to share knowledge, and to inform our thought-leadership. This approach complements the sustainability requirements included in all staff personal objectives and training programmes. Throughout this report our staff have commented on how the BLL strategy is relevant to their roles. Principal risks and uncertainties Our BLL strategy risk profile has not changed during 2020 and is not expected to change significantly during 2021 either. This is despite the challenges of the planning system and the recent introduction of the new London Plan (March 2021) and the FHS (June 2021). This position is substantiated through our strong record on management of corporate and project risks as set out in our BLL Principal Risks and Uncertainties Register. world, focusing on how our customers and the wider community use and enjoy our buildings over the longer term. During 2021 we will undertake our bi-annual BLL Materiality Review with a range of stakeholders to ensure our strategy is purposeful and that we are able to achieve our goals. Strong governance Our Executive Committee provides oversight of our BLL strategy and our wider approach to ESG. The Telford Homes BLL Steering Committee meets every quarter to provide further governance, and to ensure our strategy and objectives are successfully implemented within an appropriate risk framework. Our CEO chairs the committee, which is made up of senior leaders from across all business functions, therefore embedding sustainability as a golden thread throughout Telford Homes. Meet our BLL Leaders Meet our BLL Champions BLL LEADERS BLL Champions Andrew DaySustainability Director Andrew joined Telford Homes in January 2017, with over 35 years of experience delivering residential and mixed-used schemes. Alongside his team, Andrew is responsible for driving commercially sound sustainability innovations, through the Telford Homes Building a Living Legacy strategy. Andrew has a strong understanding of the public and third sectors and has collaborated in a range of industry groups and National House Building Council (NHBC) Quality and Foundation Expert panels. He chairs the Supply Chain Sustainability School Wellbeing Special Interest Group and is a member of the UKGBC Future Leadership Forum Advisory Board. Andrew also sits on the TCC Diversity, Equity and Inclusion Steering Committee. Caroline Radford Build to Rent Development Director Caroline joined Telford Homes in October 2018 and was appointed as Build to Rent Development Director in January 2019. Caroline has worked in residential development for over 15 years with experience across several operational departments, integration projects, investor relations and corporate communications. Caroline is responsible for leading and managing the Development Management Department at Telford Homes, which is responsible for implementing the project strategy. Working with all departments across the business, Development Managers are responsible for each project from land purchase to practical completion, ensuring the design, programme, cost and financial viability are closely monitored and managed. The Development Manager is the main point of contact for Telford Homes’ clients, ensuring that legal requirements are met and relationships are managed. Chris Dreher Operations Director Chris joined Telford Homes in 2015 as Operations Director, having previously worked at the company for eight years in a different role. Working closely with Managing Director, John Fitzgerald, as well as the Health and Safety and Pre-Construction teams, he is responsible for the commercial and technical delivery of all projects across the Telford Homes portfolio. Most recently, he was involved with the company’s largest site to date at Nine Elms, as well as the Equipment Works site in Walthamstow. Chris also sits on the Health and Safety Executive Committee and the BLL Steering Committee. Fintan MooneyBuild to Rent Design Manager Fintan has been with Telford Homes since 2007, working in our Technical team to deliver a diverse range of residential schemes. Since our strategic move towards the Build to Rent (BtR) market in 2020, Fintan has taken on the role of Build to Rent Design Manager, bringing his 25 years of industry experience to the front end planning of our BtR schemes. Fintan’s role involves assessing and adapting planning consented schemes for BtR suitability and ensuring all projects that are being put through planning are BtR optimised. John Dwyer Group Sustainability Manager John joined Telford Homes in 2017 as the Group Sustainability Manager with over 12 years’ experience in sustainability. John’s role at Telford Homes includes implementing the company’s sustainability strategy Building a Living Legacy and embedding it as a golden thread across all departments, along with corporate reporting, and managing the NextGeneration annual sustainability benchmarking submission (we are currently ranked as the no.1 sustainable housebuilder in the UK). He also initiated and developed the company sustainability two year e-learning training programme, carrying out role-specific training needs analysis. Monique CaswellCompany Secretary/Risk, Ethics and Compliance Officer Monique joined Telford Homes in 2018 as Company Secretary and assumed sole responsibility for the company secretarial work for the acquisition by CBRE, alongside share schemes for the Telford Homes Group. Following the acquisition, Monique has also taken on the stand-alone role of Risk, Ethics and Compliance Officer – working closely with CBRE to integrate policies and procedures which align with the wider group whilst also retaining the culture of the Telford Homes business. Paul Gray Pre-Construction Director Paul joined Telford Homes in 2016, bringing over 20 years of industry experience. As Pre-Construction Director, Paul leads and is responsible for the Pre-Construction stage of all Telford Homes projects. Paul’s role involves overseeing all construction cost advice, together with construction programming and logistics planning. Paul and his team also manage technical due diligence, technical design, build-ability advice and third-party engagement. Paul’s other responsibilities include driving Telford Homes’ innovation strategy, which involves the review and implementation of new digital technology, smart tech and and modern methods of construction (MMC). Steve NicollSafety, Health & Environment Director Steve joined Telford Homes in 2007, having previously spent over 19 years working with the Osborne Group. Acting as the organisation’s lead competent person for health and safety, Steve is responsible for ensuring Telford Homes complies with current health and safety legislation, approved codes of practice and guidance in relation to employment and service provision. In addition to working proactively with managers to establish and maintain a system that promotes a culture of safe working practices across the organisation, Steve also provides direct management and leadership of the Safety, Health & Environment team. Steve has an HND in Building Management, a Construction Management Diploma and a NEBOSH Diploma. Steve is currently a Chartered Member of (CMIOSH) and a Practitioner Member of the Institute of Environmental Management and Assessment (PIEMA). Jon Di-Stefano CEO Jon Di-Stefano is the Chief Executive Officer of Telford Homes, a Trammell Crow Company developer. He is responsible for Group strategy, day-to-day operational performance, risk management, stakeholder relationships and all other long-term business planning. He chairs the Telford Homes Executive Committee and sits on the Board of Directors. Jon joined Telford Homes in 2002 and was appointed as CEO in 2011. During this time he has overseen a prolonged period of business growth and, since 2015, led the Group’s strategic move towards the delivery of BtR homes. More recently, Jon played a significant role in the Group’s acquisition by Trammell Crow Company, a subsidiary of CBRE, and the successful integration of those businesses. Jon is also a Non-Executive Director of Urban&Civic plc. Katie Rogers Chief FINANCIAL AND OPERATING Officer Katie Rogers joined Telford Homes in 2007 and was appointed as Chief Financial Officer in 2011 and Chief Financial and Operating Officer in 2020. Katie works closely with CEO Jon Di-Stefano to drive the strategic direction of the business. She is instrumental in the transition to BtR and was influential in the acquisition of Telford Homes by TCC/CBRE and the subsequent delisting from AIM in 2019. Katie leads and manages the finance team for the Group and is responsible for long-term profit forecasts and for maintaining ongoing relationships with the Group’s funding partners. Together with Charlie Weatherill, Telford Homes’ Capital Markets Director, Katie is heavily involved in procuring development finance for new projects and maintaining relationships with the business’s key lending partners. Katie is also responsible for the legal, risk, ethics and compliance and the marketing and communications teams. John Fitzgerald Group Managing Director John Fitzgerald joined Telford Homes in 2003. In his current role as Group Managing Director, he is responsible for operations across the business including health, safety and sustainability. John has overseen the internal restructuring of the Group’s operations. He has been influential in developing joint venture relationships with a number of partners. John began his career in 1987 with Willmott Dixon Construction, followed by Willmott Dixon Housing, and has 30 years’ experience in construction and housebuilding. John sits on the leadership board of the Home Building Skills Partnership. Jerome Geoghegan Group Land and Planning Director Jerome Geoghegan joined Telford Homes in January 2018. Jerome has been working in residential development for over 30 years and for 20 years was at the L&Q group, most recently as the Executive Director of Development and Sales. Prior to that he was at East Thames Housing Group. Jerome led the significant and successful growth of L&Q, delivering substantial volumes of new homes through regeneration and placemaking. He also led on creating their own construction arm and acquiring and overseeing a strategic land business. He is responsible for the Group’s land buying and planning strategy, land acquisition, major planning applications, development management service and maintaining key partnerships. Charlie Weatherill Capital Markets Director As Capital Markets Director, Charlie is responsible for all capital markets relationships and focuses on securing funding partners for a growing pipeline of BtR developments. Charlie plays a critical role in establishing and nurturing relationships with funding partners who are keen to invest alongside Telford Homes in purpose-designed and built rental homes. Charlie joined from Savills, where he was a founding director of the Operational Capital Markets business. Charlie has been an influential contributor to the rapid evolution of the UK’s BtR sector and has personally advised on approximately £4 billion of funding transactions in the sector to date. Kerry HillHead of Marketing & Communications Kerry joined Telford Homes in 2016 and was appointed Head of Marketing and Communications in January 2020. With 12 years of experience in the field of marketing, Kerry now leads the corporate communications strategy throughout the business. Reporting directly to the Chief Financial and Operating Officer, her team are responsible for all external and internal communications, company PR, corporate literature, brand guardianship, digital marketing strategy and assist in the production of the annual Sustainability Report. The Marketing and Communications team are also responsible for implementing a comprehensive lead generation strategy across the remaining Telford Homes open market developments - this includes managing the effective delivery of all UK and overseas marketing campaigns and development-branded assets. Nishil RajoriyaReal Estate Solicitor Nishil joined Telford Homes in 2018 as one of the Legal Department’s Real Estate Solicitors, with over five years’ experience in the London real estate market. Nishil and his team work alongside all the departments in the business helping to support the acquisition of sites and subsequent affordable housing, build to rent and plot sale agreements. Rocío SanchezSenior Pre-Construction Co-ordinator Rocío joined Telford Homes in 2020 as a Pre-Construction Senior Design Coordinator. Rocío is a qualified architect with over seven years of industry experience. Her role involves undertaking technical due diligence as well as reviewing technical design and any third party engagement. Rocío works closely with a number of teams including Estimating and Programming, the Development Team and the Planning Team. Sezer Sahan Technical Co-ordinator Sezer joined Telford Homes in 2018 as a Technical Co-ordinator and has six years of industry experience. Working within the Technical Team, he is responsible for managing design and technical information from stage 3 to handovers. Sezer’s role also involves co-ordination with key internal departments and third party stakeholders. Sezer holds memberships at the ARB and RIBA. Marc Wilding Health and Safety Manager Marc joined Telford Homes in 2016 as the Safety, Health and Environment Manager. He has 20 years of experience in the construction industry with 13 years dedicated to Health and Safety roles. His key responsibilities include providing advice on all aspects of Health, Safety and Environment (HSE), ensuring that it is given primary importance throughout the business and supporting management in the development and implementation of appropriate risk management strategies and processes. Lisa Carnegie Employee Relations Manager Lisa joined Telford Homes in 2016 and has over 23 years’ experience in HR and training; she is CIPD qualified and ACAS trained. Lisa is the Employee Relations Manager and her role includes responsibility for employee relations, taking a lead role in Diversity, Equality and Inclusion and helping to head up the Health and Wellbeing programme. Lisa is experienced in dispute resolution, employee development, learning and development and coaching management. As well as being a trained Health and Wellbeing First Aider and Mental Health First Aider, Lisa sits on several committees including the Home Builders Federation for Health and Wellbeing, the Considerate Constructor DEI Task and Finish group and the TCC DEI Steering group. Martin DurantManaging Surveyor Martin joined Telford Homes in 2006 and is a Managing Surveyor. With 15 years’ experience in the industry, his role includes implementing commercial strategy across multiple sites, overseeing commercial responsibilities and managing the surveying team. Martin is also involved in the procurement, administration and management of sub-contractors; as well as commercial risk management, cost control, forecasting, reporting and dealing with funding facility requirements. Martin regularly works closely with the Construction, Technical and Pre-construction teams. Rachele Pacifici Development Manager Rachele joined Telford Homes in 2020 as a Development Manager. With over 10 years’ experience, her role is to manage build to rent developments from the point of land exchange to completion and handover to occupiers. Rachele oversees the design process, working closely with the Planning and Pre-Construction teams as well as supporting the investment team to bring forward funders and development partners on board, implementing any design changes they may require. She also works closely with the Operations team, ensuring that the scheme is delivered as designed – meeting all the development partners’ and planners’ requirements. Will KnightSenior Customer Service Manager Will joined Telford Homes in 2017 as a Customer Service Manager (CSM) and was subsequently promoted to Senior CSM in 2019, bringing over 10 years’ of industry experience. Will leads the customer service post-completion team, which is responsible for all major, minor and latent defects for all of Telford Homes’ residential and commercial properties within warranty. Will also liaises with our build to rent partners and social housing providers to provide live updates on defect resolution progress, as well as driving efficiencies and best working practices to our in-house operatives and sub-contractors. Shawn Nudd Senior Technical Coordinator Shawn joined Telford Homes in 2018 as Senior Technical Coordinator, bringing over 25 years of industry experience. Shawn’s role involves managing the Technical process from the early design involvement with Pre-Construction through to completion of the project. Shawn and his team manage the Planning, Building control and Building Warranty process discharging conditions and obtaining final certification. Shawn is also responsible for appointing and managing the design process, ensuring buildability and compliance with current regulations. Shawn and his team work closely with Buying, Commercial and Construction along with early coordination with Pre-Construction. Jon Petts M&E Services ManageR Jon joined Telford homes in 2019 and has over 30 years’ experience in the building services industry. Following a career as a design engineer in consultancies, including running his own practice for 7 years, Jon has a wealth of experience. Based within the Technical department Jon also collaborates across all departments from planning, pre-conand through to construction and aftercare. Jon is responsible for delivering Telford Homes preferred design solutions and working with our external consultants, which offer not only cost effective but energy efficient services solutions for our developments. Jon is assisting to drive the changes to our energy strategies moving away from conventional gas fired systems and towards low temperature centralised heat pump systems which assist in our drive to lower CO2 emissions whilst maintaining resident expectations and comfort. Fran Geoghegan Communications Executive Fran joined Telford Homes in 2020 as Communications Executive. Fran is responsible for assisting with all corporate communications across the business both internally and externally, creating the Company newsletter, updating the website and intranet as well as supporting the creation of corporate collateral such as the Corporate Brochure and Sustainability Report. Fran works closely with a variety of departments across the business including Sustainability, Land & Planning and the Health and Wellbeing Team. Kaushal PatelFinancial Controller Kaushal joined Telford Homes in 2020 as Financial Controller with over 20 years of experience in finance. Kaushal leads the operational finance team, taking responsibility for reporting and compliance across Telford Homes Group companies and joint ventures (JV). Kaushal is involved with the financial aspects for our acquisitions, including setting up new corporate and capital structures. His role also includes budgetary control, treasury and internal control function, together with connecting with the CBRE network. In addition, Kaushal is involved in building strong relationships and collaboration with our real estate teams, joint venture partners, advisors and lending partners to deliver key financial information to drive performance and efficiencies across the business. Jordan EganInvestment Associate Jordan joined Telford Homes in 2019 as an Investment Associate, bringing experience from his previous role working in the burgeoning world of institutional investment into the Build to Rent asset class. Jordan’s responsibilities include the underwriting of new deals and analysis of existing Telford Homes schemes with the aim of optimising returns for Telford Homes and its investment partners. Jordan is also heavily involved in the capitalisation process of Telford Homes’ schemes with various investment partners, helping to financially engineer deal structures to best aid the capitalisation process. Mark BaxterSenior Construction Manager Mark joined Telford Homes in 2019 as Senior Construction Manager. With over 25 years of experience Mark has worked with in various roles across the industry. Mark’s responsibilities include supporting Project and Site managers throughout project delivery across a number of sites. Mark reports into the construction director and works closely with several teams across the business.
