Living Legacy is the first building block in our Building a Living Legacy strategy to help us create places that stand the test of time and make a long-term contribution to London’s economy, communities and environment.

 

 

Our purpose is reinforced through our BLL strategy and commitment to quality homebuilding, mixed-use development and increasingly green infrastructure-led placemaking. Regenerating and developing on 100 per cent brownfield sites that are near to desirable social infrastructure, green space (within 500m) and public transport nodes ensure that we are making a positive contribution to the capital’s vision of an inclusive, green and well-connected city. Our BtR business model, in parallel with the delivery of 40 per cent of affordable homes last year, places an emphasis on community engagement and building social capital, to enhance the quality of life for residents and neighbours.

We are continually looking at ways to maximise our social value beyond the boundaries of the S106, through implementing our Social Return on Investment framework and our Community Engagement Strategy. Lessons learned are leveraged through our quarterly social value dashboards that we have implemented during the reporting period.

Placemaking

Creating communities that are centred on people and their needs and aspirations

Placemaking means creating communities that are centred on people and their needs and aspirations. Good places create social value that positively impacts society; this includes social infrastructure, supporting economic growth, heritage and culture and nature and transport. Effective placemaking considers issues such as heritage and identity, community relationships and networks, natural resources and creating healthy places when building homes and neighbourhoods. Living in beautiful and sustainable places makes people happier and healthier. People will choose to live in places that support their wellbeing, making placemaking an integral component to the success of Telford Homes’ and its investor’s financial bottom line.

Homes For Everyone

The Supply of Homes and in particular affordability

All of the UK, but London in particular, continues to suffer from a housing crisis. Not enough homes are being built and a lack of supply can exacerbate the existing lack of affordability of homes. The BtR model can enable greater access to homes for more people, by increasing home affordability and accessibility in addition to supply. Making housing affordable and accessible will have a positive impact on people. The BtR model can enable people to live in longer-term tenancies with predictable rent. To support socio-economic integration, removing explicit external indicators of tenure type in the design and layout of the development helps social integration without affecting property prices and will have a positive impact on society. Increasing the supply of professionally managed rental units into the market increases the quality overall of the renter experience.

Community Engagement

Continued interaction with the local community after buildings have been built 

Proper community engagement at the planning stage is integral to building sustainable communities, but we cannot ignore the importance of post-completion engagement. After the buildings have been built, developers can enhance the local area by providing further opportunities for engagement through the provision of space for community events, mentoring and Apprenticeship opportunities and local employment. This can support enhanced social integration of new residents into the existing community fabric, especially in densely populated urban neighbourhoods. Continued engagement with the community also supports social cohesion.
