This ambitious scheme is a joint venture partnership with Telford Homes and Sainsbury’s Supermarkets Ltd, which will transform a key under-utilised brownfield site in Ilford to deliver a high-quality mixed-use scheme that will deliver strong placemaking and a new green space as a focal point.
Telford Homes has worked collaboratively with Sainsbury’s to bring forward a visionary scheme that will create a new exemplar community that enhances and weaves into Ilford Town Centre. The scheme comprises 837 residential homes, including 18 individual townhouses and 447 Purpose-Built Student Accommodation (PBSA) units. The scheme will also deliver 3,438 sq. m. of gross external area (GEA) commercial floorspace, 6,813 sq. m. of public realm and publicly accessible green space, and 4,066 sq. m. of amenity space at podium levels.
The development’s Energy Strategy considers a passive design with fitted Air Source Heat Pumps, Photovoltaic (PV) array and LED lighting to significantly reduce operational carbon impacts. The development has good proximity to public transport nodes, including Ilford station, as well as a range of primary local amenities. The scheme includes a significant central green space open to the public and will deliver significant Biodiversity Net Gain, with both intensive and extensive green roofs and 173 newly planted trees.
